What are measurement services?

Floorplan services are just what they sound like: Based on what you want, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement service, an appraiser takes measurements of your home or property with a measuring tool — generally a tape or laser measuring device. As they move around the property, they note the layout of the rooms and other features, like stairs, patios, and pantries. They may draw a rough sketch of the property. Then, the appraiser develops a report and detailed floorplan showing the total square footage and the overall layout of the house. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a measurement service?

Challenging property taxes

Property tax records often reflect the wrong square footage because the values can come from several sources, and occasionally go unproven — meaning you may be taxed for more space than you actually have! Unless a certified appraiser has recently executed a valuation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before disputing what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Putting a property on the market

A floorplan service can ensure that you're paid fair market value for your house. Area is one of the most important factors potential buyers look for when purchasing a house — but since square footage values are frequently estimated rather than properly measured, your listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only dependable method of using a definitive GLA when listing your home is to refer to a previous appraisal or measurement service performed by a certified appraiser (after any renovation that may have affected square footage).

Material for real estate professionals

To make sure that your client's property sells at a price that correctly reflects true market value, we advise asking for a measurement of the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tool to entice potential buyers because they can view the layout and features of the home before and after touring.
